Practical Completion of Lincoln House, Bolton

One Heritage Group PLC are pleased to announce the Practical Completion of Lincoln House, Bolton.  Delivered by principal contractor Medlock FRB, the development has transformed a part completed five-storey office building, which sat vacant since construction ceased in 2011, into 88 high-quality residential apartments.

Lincoln House is located on Nelson Street, south of Bolton town centre. The scheme comprises 24 studios, 40 one-bedroom, 23 two-bedroom and 1 three-bedroom apartments over 5 storeys.  In addition, the scheme benefits from 52 car parking spaces and 20 secure cycle spaces.

The Group acquired the building in March 2020 and submitted a planning application for residential development in October 2020. Planning permission was granted in April 2021 and works took 15 months.

Internally, the building was stripped back to its shell, and works included the demolition of three stair cores and installation of a new stair and lift core to the rear of the building.

External works included stripping the existing façade of its non-fire rated cladding and replacing with fire rated insulated render. In addition, all windows were replaced, and significant roof repairs undertaken. All external works ensure the building is EWS1 compliant despite being less than 18 meters in height.

The development provides much needed quality accommodation, and Bolton NHS Foundation Trust will occupy up to 62 apartments for at least the next 12 months.

The development project team included Cube Cost Consultants, Alison Pike Architects, Euan Kellie Property Solutions, King Associates, Kennedy Redford and RJD Associates. Xenia Estates have been appointed as building manager for the development.
